Marc — your storage market, sized and printed

Your towns, your hour-out ring, real facility names, and exactly how the outreach would run from your inbox.

Your 17 towns

We counted every facility in your nine Connecticut and eight Florida towns, then applied your own buy box — independent owners only, no chains, no RV lots, 20–60 thousand square feet.

The raw counts are measured from live directories. The fit and owner counts are honest ranges from our own conversion rates — not made-up precision. Florida carries about three-quarters of the pond; Connecticut is thin everywhere.

The expanded view — the full hour out

Stretch to a full one-hour drive from your Sarasota and Hartford-area homes and the pond roughly triples. This adds Tampa Bay's south shore, Port Charlotte, the Sebring/Arcadia country east of your Florida home, and the Hartford corridor plus southeast Connecticut.

Two edge areas wait on your say-so: Lakeland (56 facilities, about 70–80 minutes out) and the Springfield MA corridor (15–25, across the state line). With both, the owner pool reaches ~30–55.

Your "100–500 within an hour" was right all along — the raw ring alone holds roughly 350–420. The work is the same as always: after chains and size filters, it's about two dozen good owner conversations, with the follow-ups doing the rest.

The facilities — real names

The printout: named facilities that fit your box, strongest first. Tap a column heading to sort. Sizes are estimates until county records confirm them — no free directory publishes square footage.

Two more verified owners (Secure Store, Paradise Storage) sit outside your two homes — they're shown in the working file as proof of the owner-details write-up we build for every name before it goes near an inbox. After the 14 Oct owner hunt, 16 of these names carry owner evidence or a usable contact — named owners from state and county records (Scher, Wilson, Minieri, Cardinale, TL Hunt, Medeiros and more), verified emails, or the facility's own published inbox as an honest fallback. The rest we say plainly: not findable yet.

How we'd run it — from your inbox, in your voice

No blasts. Each owner gets a slow-burn sequence, paced at 5–10 new owners a week so it stays human and your domain stays clean. Replies get answered promptly, and any "maybe" goes straight to your phone.

Your script leads — two ways to run it

Mode 1 — "Your script, our hands." Touch 1 is your letter, word for word, from your inbox. We only choose the timing, fill in the blanks (owner name, phone), and work the follow-ups. Your words, our admin.

Mode 2 — "Your script + AI layer" (optional). Before each send, we read the owner details — their site, their town — and suggest one opening line in your tone. You approve it or bin it. Nothing auto-sends. Switch it on or off any time — your base letter never changes.

The ladder

Day 1 Your intro letter, your words, from your inbox  ·  Day ~6 A value-add note about their facility, one specific thing we noticed  ·  Day ~14 A soft "any interest? Price within 24 hours of a call"  ·  Monthly A light one-line tap, for as long as you want the seat held.

Worked example — a real hunt, three layers (Clearwater Storage)

Every email starts from what we found out about that facility — no two emails are the same, nothing is a blast. Here is the craft on a facility we actually researched this week.

Owner detailsWhat we found out about this facility
FacilityClearwater Storage, 1861 N Highland Ave, Clearwater FL
OwnerDavid Scher — manager, Clearwater Storage LLC (Florida state registry); county deed co-held by the Scher/Golding trust, 204 N Howard Ave, Tampa
One true detailTheir own site (running since 2009) has no online rentals and no online pricing — you ring or drive over
SourceState registry + Pinellas County parcel record + their own contact page, all checked live

Layer 2 — your script (the base, always yours):

Layer 3 — the finished email as it would arrive (the only lines we personalise are highlighted — greeting name, one researched detail, researched hook):

The researched detail is always true and always from their own site or a public record. Marc approves any AI-added line before it ever runs. Thin owner details? Shorter AI bits — never padded.

The touches after #1

Day ~6 A value-add note about their facility, one specific thing we noticed  ·  Day ~14 A soft "any interest? Price within 24 hours of a call"  ·  Monthly A light one-line tap, for as long as you want the seat held.

What you see

A weekly one-paragraph update: touches sent, replies, any positives. An immediate ping the moment an owner says maybe. Your letter, your voice, your inbox — we just work the ladder and hand you the conversations. Nothing sends until you've seen the exact first draft and said go.
